You need this when…

  • Exposed concrete darkens and stays wet after rain
  • Carbonation or chlorides found in a condition survey
  • Newly repaired concrete that needs protection
  • Fine cracks on facades that let rain in
  • Dirty, stained fair-face concrete

The work, step by step

General guidance based on the manufacturer data sheets. Site conditions differ: confirm the system with MCT before you start. Where we do not name a product, ask us and we will confirm the right one.

  1. Step 1: Choose the system

Clear silane impregnations repel water and chlorides without changing vapour permeability (Sikagard-705 L p.1). Sikagard-680 S Betoncolor is an anti-carbonation coating, clear or coloured, for exterior use (p.1). Sikagard-550 W Elastic (G) bridges cracks and resists carbonation and chlorides (p.1).

  2. Step 2: Repair and clean the substrate

Repair spalling and cracks first (FerroGard-903 Plus p.3). Before silane, repair cracks wider than 750 µm (Sikagard-705 L p.3). Clean by steam, blast cleaning or high-pressure water jetting; new concrete must be at least 28 days old (Sikagard-680 S p.4).

  3. Step 3: Fill pores and blowholes

Prefill blowholes, cavities and pores so the coating is defect-free (Sikagard-680 S p.4). Use Sikagard-720 EpoCem (professionals only), MonoTop-620 or SikaRep Fine PK as pore filler (Sikagard-720 EpoCem p.1; MonoTop-620 p.1; SikaRep Fine PK p.1).

  4. Step 4: Add a corrosion inhibitor (optional)

Where steel is at risk, apply FerroGard-903 Plus first; no further treatment is needed before Sikagard impregnations or breathable coatings (FerroGard-903 Plus p.4).

  5. Step 5: Clear water-repellent impregnation

    Sikagard-705 L (2–3 coats, p.2) and Sikagard-704 S suit heavy chloride and marine exposure (p.1); Sikagard-740 W is water-based for vertical and trafficked horizontal areas (p.1); Sikagard-700 S PK suits concrete, render and brickwork, not below ground (p.1, p.2). Apply on a dry surface (Sikagard-704 S p.3).

Apply Sikagard-680 S Betoncolor in 2 coats (p.3), or the crack-bridging Sikagard-550 W Elastic (G) for cracked or masonry facades (p.1). Protect from rain: 680 S for 24 hours, 550 W (G) at least 4 hours (Sikagard-680 S p.5; Sikagard-550 W Elastic (G) p.5).

  7. Step 7: Exposed steel members

For steel members, blast clean to Sa 2½ and prime with SikaCor Zinc R zinc-rich epoxy (SikaCor Zinc R p.1, p.3), then top-coat with SikaCor EG-5 polyurethane over the system's intermediate coat (SikaCor EG-5 p.1). Both are for experienced professionals only (p.1); ask us for the intermediate coat.

  8. Step 8: Maintain

Refresher coats of Sikagard-680 S can be applied without priming if the existing coat is fully bonded and cleaned (Sikagard-680 S p.3). Dark shades fade faster and may need earlier refresher coats (p.4).

Questions customers ask

Will the concrete still look like concrete?

Sikagard-705 L is a colourless liquid (Sikagard-705 L p.2), and Sikagard-680 S also comes in a clear version (Sikagard-680 S p.1). Silane can darken some concrete, so try a sample area (Sikagard-705 L p.3).

Will the wall still breathe?

Sikagard-680 S and Sikagard-550 W Elastic (G) are water-vapour permeable (p.1), and Sikagard-705 L does not change water-vapour permeability (p.1).

Can I paint or limewash over a silane treatment?

Not with limewash or cement paint (Sikagard-705 L p.3; Sikagard-700 S PK p.2).

Can coating be done in the monsoon?

Not when rain is expected. Sikagard-680 S needs 24 hours of rain protection and Sikagard-550 W Elastic (G) at least 4 hours at +23 °C (Sikagard-680 S p.4, p.5; Sikagard-550 W Elastic (G) p.4, p.5).

How long will the coating last?

Ask us: it depends on site conditions. Dark shades fade faster and may need earlier refresher coats (Sikagard-680 S p.4).
