Step-by-step solution

Pipe and service penetrations

Pipes, ducts and cables passing through basement walls, tank walls, roofs and fire-rated floors are weak points for water and fire. Seal each one for its job: watertight, weathertight, fire-rated, or a simple interior gap.

You need this when…

  • Water seeping around a pipe through the basement wall
  • Leak where the overhead tank pipe passes through the roof slab
  • Open holes around plastic drain pipes through floors
  • Rain getting in around roof vents and ducts

The work, step by step

General guidance based on the manufacturer data sheets. Site conditions differ: confirm the system with MCT before you start. Where we do not name a product, ask us and we will confirm the right one.

  1. Step 1: Identify what each penetration must resist

Sort the penetrations: below ground or in a tank wall (water), through the roof (weather), through a fire-rated wall or floor (fire), or an interior gap (finish only). Each needs a different product below.

  2. Step 2: New concrete: swellable seal around the pipe

Before casting, fix SikaSwell S-2 or a SikaSwell P Profile or PS-2010 strip around the pipe (SikaSwell S-2 p.1; SikaSwell P Profiles p.1; SikaSwell PS-2010 p.1). Keep at least 8 cm of concrete cover (SikaSwell S-2 p.2; SikaSwell P Profiles p.4; SikaSwell PS-2010 p.2). These are for water pressure up to 2 bar (SikaSwell P Profiles p.3; SikaSwell PS-2010 p.2). Tie-wire or sleeve profiles around small pipes, and keep them out of rain for no more than 24 hours before casting (SikaSwell P Profiles p.3).

  3. Step 3: Existing leaking pipe entries

Stop running water first with Sika-4a mixed with fresh ordinary Portland cement, as preliminary work on wet surfaces (Sika-4a p.1, p.2). Then seal with Sikadur-Combiflex SG-20 P, a bonded tape listed for pipe penetrations (Sikadur-Combiflex SG-20 P p.1), bonded with Sikadur-31 DW (Sikadur-Combiflex SG-20 P p.3). Sikadur-31 DW is for experienced professionals only (Sikadur-31 DW p.1).

  4. Step 4: Roof pipes, vents and ducts

Sika MultiSeal BT is a self-adhesive butyl tape with an aluminium facing, for roofs, chimneys, roof lights and ductwork (Sika MultiSeal BT p.1). The surface must be sound, clean and dry. Do not use it on natural stone (Sika MultiSeal BT p.2).

  5. Step 5: Fire-rated walls and floors

SikaSeal-628 Fire Wrap seals plastic and composite pipes from 32 to 250 mm, for up to 4 hours, indoors and outdoors (SikaSeal-628 Fire Wrap p.1, p.2). SikaSeal-623 Fire is an intumescent sealant for interior penetrations with combustible pipes and cables (SikaSeal-623 Fire p.1). Sikaflex-400 Fire also covers fire-rated penetrations (Sikaflex-400 Fire p.1). Meet the limits in the fire classification reports (SikaSeal-628 Fire Wrap p.2; SikaSeal-623 Fire p.2).

Questions customers ask

Water comes in around a pipe in our basement. What is the fix?

Stop the running water first with Sika-4a mixed with cement (Sika-4a p.1). Then seal the entry with the bonded Sikadur-Combiflex SG-20 P tape system (Sikadur-Combiflex SG-20 P p.1, p.3). This is professional work (Sikadur-31 DW p.1).

Can SikaSwell be added to an old pipe entry?

SikaSwell is placed before concreting and needs at least 8 cm of concrete cover (SikaSwell S-2 p.2). For existing entries, ask us: it depends on site conditions.

What sizes does the fire wrap come in?

SikaSeal-628 Fire Wrap is made for pipe diameters from 32 to 250 mm. All sizes are 40 mm wide (SikaSeal-628 Fire Wrap p.2).

Can I use acrylic filler around the roof pipe?

Sikacryl-110 is for interior use (Sikacryl-110 p.1). On the roof, use a weather-resistant tape such as Sika MultiSeal BT (Sika MultiSeal BT p.1).
